A former mailman for the U.S. Postal Service, Phil was encouraged by a mentor to get into the real estate business 23 years ago. He attributes 10 to 20 percent of his revenue during his first two years in the business to the fact that he hired assistants, engaged in marketing and advertising, and personally prospected for clients. Herman says those same practices are responsible for 25% of his current business.

Last year, Herman closed approximately 300 transactions.
