In a broad sense, the world of real estate may be compared to a chess game, with one exception: there are hundreds of major players instead of only two. The ebb and flow of alliances, splits, acquisitions, and sell-offs all contribute to the constantly changing nature, purpose, and direction of the industry. As a result, trends are born: general directions in which the industry tends to move. If you can recognize a trend before it appears at large, you gain the capability of actually being able to affect that trend, bending it to your will or preparing to take full advantage of how its arrival will change the real estate industry.
