Slash and Burn

Revenge is not sweet and it’s wreaking havoc in the real estate industry. Damaged walls and doors, paint splattered on the floor, graffiti on the walls, motor oil poured all over the carpet, major appliances ripped out or destroyed; it’s not always pretty in the foreclosure market.

With over 400,000 homes foreclosed on last year and without any appreciable lowering of the national rate, the epidemic of homeowner rage has become an all too familiar story. Think it’s the exception? In a recent survey by the Washington, D.C, marketing and research firm, Campbell Communications, real estate agents estimate that 50% of foreclosed properties to be sold by lenders nationwide have “substantial damage.”

Not only are the homeowners walking away without a home, their credit is destroyed and the vengeful acts are costing the lenders billions. And it’s not just angry homeowners but vandals who are breaking into empty houses and stripping them bare while leaving a mess behind. It’s gone so far that some lenders are trying to stem part of the tide by offering homeowners “cash for keys.”
But isn’t there a better way? Is there any hope for a solution?

RealtyU, the nation’s number one career development company in the real estate industry, announced that it has just released a new online course dealing with the problem and offering a solid solution … the Certified Short-Sale Specialist (CSP).

A number of years ago real estate broker Jacob Swodeck built a very successful business by specializing exclusively on short sales and pre-foreclosure transactions. Out of that experience he dedicated himself to helping thousands of real estate professionals discover how to help homeowners through one of their worst nightmares. According to Ann Hobby of RE/MAX AllStars, “The course was direct and concise - there was a lot of information given out over a relatively short period of time with a feeling of walking away with knowledge which was conveyed with compassion for people in difficult situations.”

That, noted Swodeck, is what got him involved in short sales in the beginning. “I have a great deal of compassion for these families that find themselves in a personal crisis, are staring foreclosure in the face and don’t know what to do. They need someone to provide them with an option to foreclosure. Walking away is just not in their best interest but in their present situation they often don’t see that,” he said.

The real estate market has changed and more people who bought in the last 5 years are now getting into financial hardship and need help. But the problem is that the majority of real estate agents are not equipped or empowered with the knowledge they need to help these families out.

Many home owners in trouble today don’t know that the short sale option exists, much less what it is and how it works. In fact, the same can be said for many agents that have never experienced the current market conditions. A short sale is when the lender of record agrees to discount their payoff to accommodate a sale of a house when: 1) The borrower has experienced hardship and is unable to repay the mortgage, 2) The value is proven to be less than the amount needed to pay off all loans, encumbrances and real estate selling costs and 3) The loan is delinquent or in default.

The Certified Short-Sale Professional (CSP) is a real estate course that enables agents to fully understand the complexities of short sales and foreclosures and to better serve their clients. And now this highly successful material is available online in a highly interactive course that provides not only a detailed overview of the short sale process but utilizes streaming video, power point and flash to define the strategies, tips and tools that real estate professionals electing to operate in this niche market need to succeed.

The 7 hour course is a fresh and up-to-date look at the short sale process. What worked last time is outdated today. Last time we experienced this loans were government insured – this time around they aren’t and it’s a whole new ballgame. The course breaks the process down in an easy to understand format covering:

• The current short sale market – where we are
• Understanding the short sale – the big picture
• The short sale package – what the lender requires
• Short sale finesse strategies – proven successful over the years
• The all important disclosures and protections – critical to your success
• Marketing and short sales lead generation – how to find them
• The foreclosure process with individual state updates – your own back yard

According to Allen Wright, SVP of the RealtyU Group, Inc., “The biggest problem with short sale transactions is knowing if the deal will be successful. Jacob’s methods of determining which sales will be successful before investing a lot of time and energy make this course truly unique. He truly does impart all the knowledge one needs to work short sales just like the experts.”
